The housing market has been a roller coaster the last couple of years and selling a property today is very different. Homes are not flying off the shelf like two to three years ago, but you can still get great value for your home. If you are a seller entering today’s market, here are five ways to help sell your home effectively.


Price your home competitively. It is always best practice to do your homework and look at recent neighborhood listings and sold comparables for the price, days on the market, and condition. This review will help determine your competitive listing price and prevent your home from sitting on the market and becoming stale.

It is also very important to have your agent provide you with current market data regarding the current inventory, absorption rate, and an accurate ‘price positioning analysis’, which is what we do for our sellers. The reason being, is that the comps, or homes previously sold, may have been sold when market variables were different than they are today. For example, if a home sold when interest rates were higher, or when there were more homes available for sale, that property may have sold for a lower price than what you could sell for today. So, NEVER rely ONLY on the sold comps, when pricing your home, or you could stand to lose many thousands of dollars!
