Divorcing your partner may carry a lot of emotional charge, and you should ensure you understand how to communicate while selling what ONCE was a shared home. During the process of selling your home in a divorce situation, it is helpful to remember the acronym UVAC.  
U stands for understanding. You need to seek to understand your family's needs but also take the time to ask questions on each piece of paperwork you are signing so that as you reach the closing process, you will feel confident in your decision. This requires asking questions and not being afraid to speak up. Hiring a good realtor with strong mediation skills will assist you in understanding each step.
V stands for validate. When explaining the situation to children or family, make sure you validate their emotional response by listening but also set clear boundaries that you are making the best decisions to move forward.
 A Stands for Answer- Promptly respond to your realtor's communication. Procrastination may feel good, especially if you resist the sale, but it can cost you a smooth sale and put money in your pocket in the long run.
Finally, C is for Closure. Your realtor will work hard to ensure you reach closing with as few headaches as possible.
A good agent will understand that your plate is already more than full, and they will try to reduce the amount of stress that you are likely feeling.  If you have completed the last 3 steps, the closing day may still be hard, but you will have gained confidence in navigating the next chapter and trust that your home will close smoothly.
